Hurricane Season Roof Checklist for League City Buildings
Published October 22, 2026 · League City Commercial Roofing
Hurricane season on the Texas Gulf Coast runs from June 1 to November 30. Most storm roof damage does not start in the storm — it starts months earlier, with a clogged drain, a lifted seam, or loose edge metal that the wind finally grabs. This checklist is the same one our crews work from each spring.
Start With the Drains
A flat roof that cannot drain is a pond waiting for a storm. Clear every drain bowl, check that strainers are in place, and run water to confirm each drain flows. While you are there, look for ponding rings — the dirt lines that show where water stood after the last rain. Those spots deserve a closer look at the seams.
Walk the Seams and Flashings
Wind gets under a roof at its weak points: seams that have opened, flashings that have pulled loose, and pitch pans that have cracked. Probe seams by hand. A seam that lifts with finger pressure will lift much faster in 90-mile-an-hour wind. Small fixes now are the cheapest storm prep there is.
Check the Edge Metal Twice
More roofs are lost from the edge than from the middle. Wind peels a loose edge, then takes sheets like pages. Check that edge metal and coping are tight, fasteners are not backed out, and gravel stops are solid. If your building is near the bay, look for rust starting at fasteners and seams.
Secure Everything Loose
Walk the roof for anything the wind can move: loose panels, old pallets, unsecured vents, stacked material from the last repair. On the ground, note trees that overhang the roof and dead limbs that should come down before storm season, not during it.
Paperwork Before the Storm
Photograph the whole roof while it is in good shape and keep the photos with your insurance file, along with your last inspection report. If a storm hits, that before-and-after record is the fastest path through a claim. After any major storm, get a professional inspection even if you see no damage from the ground — lifted seams hide well.
Questions Owners Ask
When should I do the hurricane checklist?
April or May is ideal, before the June 1 season start. A second check after any storm that brings high wind to your area is smart.
Can you do this checklist for my building?
Yes. Our maintenance visits cover every item on this list, with photos and a written report. The first inspection is free.
What if the checklist finds a real problem in May?
Then you found it at the best time — repairs in May cost a fraction of emergency work in September. We quote fixes in writing with no obligation.
Does my roof need a WPI-8 certificate to be covered?
Windstorm coverage in this area depends on the roof meeting the Texas windstorm code. If your last roof job never got certified, ask us to check your paperwork during the inspection.
